Renting vs buying on the Albanian Riviera

With Vlora and Saranda yields hitting 7–9%, is it smarter to rent and reinvest, or buy that beachfront apartment now?
The Riviera (Vlora to Ksamil) saw apartment prices climb 14% in 2025 — the strongest growth in Albania.
A typical 1-bed apartment in Vlora Lungomare now sells for €90–€110k and rents for €600–€900 per month during summer high season, dropping to €350 off-season.
Gross yield works out around 8% — strong by European standards. But factor in seasonality, management costs and a 15% income tax.
Verdict: if you'll use the property 1–3 months a year, buying makes sense. If you're a pure investor with less than €100k cash, an apartment in Tirana usually beats the Riviera on stress-adjusted returns.
