Welcome to 123Albania. These Terms of Service ("Terms") govern your access to and use of 123albania.com and any related services (collectively, the "Service"). Please read them carefully.
1. Acceptance of Terms
By accessing or using 123Albania ("the Service"), you agree to be bound by these Terms of Service and our Privacy Policy. If you do not agree, please do not use the Service. We may update these terms from time to time; continued use after changes means you accept the updated terms.
2. The Service
123Albania is an online real estate marketplace connecting property seekers with verified agents, agencies and developers operating in Albania. We display listings submitted by third parties and do not own, sell, rent, or lease any property listed on the platform.
3. Listings & Accuracy
Agents and agencies are solely responsible for the accuracy, legality and completeness of listings they publish. While 123Albania reviews listings before they go live, we do not guarantee the accuracy of prices, photographs, property descriptions, amenities, or availability. Always verify the details directly with the listing agent and conduct independent due diligence before any transaction.
4. User Accounts
You must provide accurate information when registering. You are responsible for safeguarding your password and for any activity on your account. Notify us immediately at hello@123albania.com if you suspect unauthorised access.
5. Agent & Agency Obligations
Agents and agencies must (a) hold all licenses required to operate in Albania, (b) only list properties they are authorised to market, (c) respond to leads in a professional and timely manner, and (d) not engage in misleading advertising. 123Albania reserves the right to remove any listing or suspend any account at its sole discretion.
6. Prohibited Conduct
You agree not to: scrape, copy or redistribute listings; post fraudulent, duplicate, or misleading content; impersonate any person or entity; upload viruses or malicious code; use the Service for any unlawful purpose; or interfere with the operation of the platform.
7. Intellectual Property & Trademark
The 123Albania™ name, logo, design, code and editorial content are the property of 123Albania and protected by copyright and trademark law. 123Albania™ is a trademark of 123Albania, in continuous use since 2006 when the 123Albania.com domain was first registered. The owner reserves all rights in the mark. Listing photos and descriptions remain the property of the submitting agent or agency, who grant 123Albania a non-exclusive license to display them on the Service.
8. Fees
Browsing listings is free. Some agency/developer features (such as featured listings or premium subscriptions) may carry a fee, which will be clearly disclosed before purchase. All fees are in Euro (€) and are non-refundable unless required by law.
9. Disclaimer of Warranties
The Service is provided "as is" without warranties of any kind, express or implied. 123Albania does not warrant that the Service will be uninterrupted, error-free, or free of harmful components. We are not a party to any transaction between buyers, renters, sellers and agents.
10. Limitation of Liability
To the maximum extent permitted by law, 123Albania shall not be liable for any indirect, incidental, special, consequential or punitive damages arising from your use of the Service, including but not limited to damages for loss of profits, data, or property.
11. Governing Law
These terms are governed by the laws of the Republic of Albania. Any disputes will be resolved exclusively by the courts of Tirana, Albania.
