Your privacy matters to us. This policy explains what we collect, why, and what control you have over your data. It applies to everyone who uses 123albania.com — buyers, renters, agents, agencies and developers.
1. Who we are
123Albania ("we", "us", "our") is the controller of personal data collected through 123albania.com. Registered office: Rruga Ismail Qemali, Blloku, 1019 Tirana, Albania. Contact: hello@123albania.com.
2. What we collect
Account data: name, email, password (hashed with bcrypt), phone, agency name (for agents). Listing data: photos, prices, descriptions, location, amenities submitted by agents. Usage data: pages visited, search filters used, properties saved as favourites, IP address, browser type — collected via cookies and anonymous analytics. Communication data: messages you send to agents via our contact forms, contact-us submissions, email correspondence.
3. How we use your data
To operate the Service: authenticate you, display listings, send leads to agents, save favourites. To improve the Service: aggregate analytics on which cities, price ranges and property types are most searched. To communicate: respond to your inquiries, send account-related notifications (e.g., new lead alerts to agents), and — only with your explicit consent — marketing emails. To comply with legal obligations and prevent fraud or abuse.
4. Legal basis (GDPR)
We process your data on the following bases: (a) contract — to provide the Service you signed up for; (b) legitimate interests — to keep the platform secure and improve it; (c) consent — for marketing communications and non-essential cookies, which you can withdraw at any time; (d) legal obligation — when required by Albanian or EU law.
5. Cookies
We use essential cookies for authentication (httpOnly access_token), and optional analytics cookies to understand traffic patterns. You can disable non-essential cookies via your browser settings — the Service will continue to function.
6. Sharing your data
We share data only with: (a) agents/agencies — when you submit a lead through their listing, your contact details and message are sent to them; (b) our infrastructure providers (cloud hosting, email delivery, analytics) under strict data-processing agreements; (c) authorities, when legally required. We never sell personal data.
7. International transfers
Some of our service providers are located outside Albania. When data is transferred, we ensure equivalent protections through standard contractual clauses or adequacy decisions.
8. Retention
We keep account data while your account is active and for up to 24 months after deletion (to comply with tax/legal obligations). Lead messages are retained by the receiving agent — please contact them directly to request deletion of messages you sent.
9. Your rights
You have the right to: access your data, correct inaccuracies, delete your account, restrict processing, port your data to another service, and object to processing. To exercise any of these rights, email hello@123albania.com. We respond within 30 days.
10. Security
Passwords are hashed with bcrypt. Authentication uses httpOnly cookies over HTTPS. We apply principle of least-privilege access internally. No system is 100% secure, but we follow industry best practices and notify users promptly in the event of a breach affecting personal data.
11. Children
The Service is not intended for users under 16. We do not knowingly collect data from children. If you believe we have done so, please contact us and we will delete it.
12. Changes
We may update this Privacy Policy from time to time. Material changes will be announced via email or a prominent notice on the platform.
